The Challenge

Chronic Leakage in High-Value Residential Basement

King’s Court is a premium residential and commercial complex in the center of Belgrade. Over time, continuous water ingress developed in the underground parking and storage levels due to:

  • Hydrostatic pressure from high groundwater levels,
  • Settlement-induced micro-cracking in basement slabs and walls,
  • Deterioration of prior waterproofing layers,
  • Moisture intrusion affecting property value and tenant satisfaction.

The leaks led to:

  • Standing water and dampness in basement zones,
  • Risk of mold and structural deterioration,
  • Tenant complaints and reputational concerns,
  • Limited access for traditional sealing methods without extensive demolition.

The Solution

EURAS® Gel Type B – Non-Invasive, High-Performance Waterproofing

After site evaluation, EURAS® Gel Type B was selected for its:

  • Hydroscopic properties that absorb and displace water in saturated cracks,
  • Elasticity to accommodate settlement and thermal expansion,
  • Compatibility with aged concrete and old waterproofing membranes,
  • Non-toxic composition safe for residential environments,
  • Capacity for deep penetration via high-pressure injection.

Execution Methodology

Implementation Details

The project was carried out with minimal disruption to residents and property operations:

  1. Identification and mapping of active leak points and micro-crack zones,
  2. Drilling injection ports in targeted areas across the basement walls and floor slab,
  3. High-pressure injection of EURAS Gel Type B up to 120 bar for deep cavity saturation,
  4. Continuous monitoring of gel flow and back-pressure,
  5. Post-injection verification of watertightness.
