The Challenge

Chronic Water Ingress in the Underground Garage

The prestigious Limassol Marina development includes an extensive underground parking garage adjacent to the sea. Over time, the facility developed widespread leakage due to:

  • Hydrostatic pressure from groundwater and sea infiltration,
  • Settlement-induced micro-cracking in floor slabs and walls,
  • Existing waterproofing membranes reaching the end of their service life,
  • High chloride content threatening reinforcement corrosion.

Conventional repair attempts—including cement grouting and membrane patching—proved ineffective at achieving permanent results across the large surface area.

The Solution

EURAS® Gel Type B – Large-Volume Injection for Deep Waterproofing

After site surveys, EURAS® Gel Type B was chosen for its:

  • Exceptional hydroscopic and swelling properties that actively displace water,
  • Capacity for deep penetration into complex crack networks,
  • Elasticity and long-term adhesion in saturated marine environments,
  • Non-toxic composition ideal for confined underground spaces,
  • Proven performance sealing large volumes without shrinkage.

Execution Methodology

This project required a highly coordinated large-scale operation, including:

  1. Mapping and marking thousands of cavities and crack zones within walls and slabs.
  2. Drilling and installation of hundreds of injection packers across the garage perimeter.
  3. Sequential high-pressure injection of over 12,000 kg of EURAS Gel Type B to fill interconnected voids.
  4. Continuous monitoring of gel flow, pressure, and backflow to confirm proper cavity saturation.
  5. Final leak verification testing and chloride migration assessment to ensure structural protection.

Outcome & Performance

  • Complete elimination of active leaks across all treated surfaces,
  • Significant reduction of chloride ingress, protecting reinforcement,
  • Restoration of dry, usable parking spaces,
  • Minimal disruption to residents and commercial operations,
  • Client endorsement for future maintenance contracts using the same technology.
